How does PGS Housing work exactly?

We begin with a no-obligation introduction to map your wishes and budget. Then we actively search, arrange viewings, guide you through the contract and ensure the key handover goes smoothly.

What does it cost as a tenant?

We discuss costs upfront in the introduction call so you never face surprises. Transparency is paramount for us.

How long does it take to find a home in Amsterdam?

This varies strongly per search profile. Usually within a few weeks, sometimes faster. The more flexible your wishes, the quicker the result.

Can I start searching from abroad?

Yes. Many of our clients are expats who start their search before they arrive in the Netherlands. We do viewings on your behalf where needed.

Which documents do I need?

Usually: ID copy, employer's statement or recent payslips (3 months), recent bank statements and for expats often an employment contract. We'll let you know exactly what each landlord requires.

How high is the deposit on average in Amsterdam?

Standard one to two months of base rent. For furnished homes or short contracts sometimes higher. We negotiate where possible.

Can I register at the address (BRP)?

In most regular rental contracts registration is possible. With short-stay or fully-furnished temporary homes not always. We always check this before signing.

What's the difference between furnished, semi-furnished and unfurnished?

Furnished: furniture and inventory included. Semi-furnished: floor, curtains and kitchen included, no furniture. Unfurnished: only walls, sometimes no flooring.

What happens if something breaks in the home?

Small maintenance is usually for the tenant, structural maintenance for the landlord. We make sure this is clearly stated in the contract.

Can I bring pets?

This varies per landlord. Mention it during the introduction so we can filter accordingly upfront.
